Buyer matching

Every new flat reaches, by itself, the buyers who are looking for it.

BAI writes what each buyer is looking for on their record, matches every new flat against every open search and gives a match percentage. On the buyer's record you see the flats in order of fit.

  • Managing my customers and suppliers

In your customer database (the CRM), every customer and every supplier has a single record with their whole history.

  • Getting customers to come back and managing the relationship with them

Every customer receives your invitation to come back on time, with the link to book or order again.

  • Following up every customer without losing opportunities

Every quote moves through the stages of its sale, with its next call and its owner.

  • Managing customers and maintenance reminders without losing any

Every customer receives the reminder of their service check when it's due, with the link to ask for the visit.

What you get with buyer matching

  • Every new flat, in the inbox of whoever is looking for it the same day.

  • You know which flat to show first, and why.

  • Your buyers hear from you, not from a portal.

Problems solved by buyer matching

When a new flat comes in, I don't know which customers to tell

Before

A penthouse with a terrace comes in. The agent calls the three buyers they remember; the one who fitted best finds out through a portal when it's already reserved.

After

When it's published, it's matched against what each customer is looking for and alerts those who fit.

How it removes it
  1. Every flat you publish is matched at once against your customers' open searches.

  2. Those who fit best receive an email alert, only if they gave their permission.

Every new flat reaches, by itself, whoever is looking for it.

I have a hundred flats and don't know which to show each buyer first

Before

An agency with a hundred flats on its books. The agent shows the buyer three flats that don't fit, and the buyer gets tired.

After

On the buyer's record, their flats appear in order, with what each one meets.

How it removes it
  1. You see the flats that fit each buyer, in order, with their match percentage and the reason why.

  2. You decide what weighs more, such as price, area or terrace, and what's compulsory.

You show first the flat that fits best, and you know why.

Each customer tells me what they're looking for and then I forget

Before

A buyer explains on the phone that they're looking for three bedrooms near the school. The agent writes it on a piece of paper they never see again.

After

What they're looking for stays on their record, whether it comes from the agent, the website or the receptionist.

How it removes it
  1. The agent, your website form or the receptionist note down what each customer is looking for.

  2. If the website suggests something different from what the agent noted, it stays pending until they accept it.

What each customer is looking for no longer depends on your memory.

My areas are written three different ways and matches get lost

Before

In the same agency, one agent writes Centre, another Old Town and another Central Area. The matching doesn't join them up and buyers are lost.

After

The areas come from your own closed list, and every flat finds all its buyers.

How it removes it
  1. You define your list of areas once, and everyone chooses from it.

  2. It warns you which details are missing from your records so that matches aren't lost.

One area, one name, and no buyer lost.

How buyer matching works, step by step

  1. What each customer is looking for is written on their record, with areas from your closed list.

  2. Every flat is matched against every open search and given a match percentage.

  3. On the buyer's record you see their flats in order, with what each one meets.

  4. You decide what weighs more and what's compulsory.

  5. When a flat is published, the customers who fit best receive an email alert, if they gave their permission.

  6. You find out on the platform and by email, and set the maximum number of customers who get alerted.

  7. When the flat is sold or reserved, it drops out of the alerts: nobody receives a flat that's no longer there.

What you need to get started with buyer matching

  • Your portfolio of flats with their features.

  • What each customer is looking for, which fills in with use.

  • Your list of areas.

  • Your customers' permission to receive alerts.

Your website and your visibility

The searches your customers fill in on your website go into the matching. With Professional website, your website reflects your real portfolio and collects what each buyer is looking for.
