Property listings and portals

Your whole portfolio in one place, published once everywhere.

You upload the file from your program or a spreadsheet and the portfolio comes in with photos and prices. Every flat has its record with transaction, map, energy performance certificate, owner and who keeps the keys, and it is published once everywhere.

  • Selling online with an online shop

Your website sells by itself: the customer chooses, pays and you only prepare the order.

  • Controlling stock and purchases from suppliers

Every product carries its minimum and, when it drops below it, the alert goes out before it runs out.

  • app to take payments from customers

The receptionist, an assistant with artificial intelligence, shows them the product and takes payment in the chat.

  • Stock control for products

You see how much is left of each item, with its quantity and its unit, without going to count it.

What you get with the portfolio

  • Your portfolio, in BAI in an afternoon.

  • You publish the flat once and it appears on your website, portals and social media.

  • You know how long each flat has been on the market.

Problems solved by the portfolio

Having one program that brings it all together: properties, customers, lettings and portals

Before

An agency with eighty flats: some in an old program, others in spreadsheets. The keys to one flat are with someone on holiday and nobody knows.

After

Every flat has its record with map, owner and keys noted.

How it removes it
  1. Every flat has its record: transaction, features, map, owner and keys.

  2. Sales, short-term and long-term lets and new-builds live in the same portfolio.

Not one lost key, not one flat without a record.

Publishing my properties on all the portals without repeating the work

Before

Monday, a flat comes in: the agent puts it on two portals, writes it up on the website and types it into Instagram. Once it's let, one portal goes on advertising it for three more weeks.

After

They publish it once and it appears everywhere they choose; when they withdraw it, it stops being advertised.

How it removes it
  1. You register the flat once, with its photos, and mark where it appears.

  2. The portals receive the flat and its changes without anyone typing them, and the ones you withdraw are archived by themselves.

You publish once and it appears everywhere.

Moving my portfolio from another program would take me weeks

Before

An agency wants to leave its long-standing program. Moving each record by hand, with its photos, would take weeks with two programs open.

After

It uploads the file its program exports and that afternoon has the portfolio ready to review.

How it removes it
  1. You upload the file from your program, from a portal or from a spreadsheet, and the portfolio comes in with photos and prices.

  2. If a flat is duplicated you choose which one stays.

Your portfolio, in BAI in an afternoon.

My website doesn't reflect the real portfolio, I have to ask the developer

Before

A sold flat stays on the website for a month, and to add a new one the agency writes to the developer and waits. Buyers call about something that no longer exists.

After

The website always shows the real portfolio, in each visitor's language.

How it removes it
  1. You sort your flats into showcases, like "For sale" or "To let", and your website reads them live.

  2. A flat that's reserved, sold or let stops showing on the website.

You change the flat in BAI and your website shows it.

I want to publish the flat on my social media without typing it again

Before

A coastal agency has every new flat on its website and on the portals, but only the ones someone has time to type reach Instagram and Facebook.

After

Every flat goes out on its social media and on its Google Business Profile, with its key details.

How it removes it
  1. You connect your Facebook and Instagram pages and your Google Business Profile.

  2. Every flat goes out with transaction, area, bedrooms, floor area and price.

The flat publishes itself on your social media.

How the portfolio works, step by step

  1. You upload the file from your program or a spreadsheet and the portfolio comes in with photos and prices.

  2. Every flat has its record: transaction, map, energy performance certificate, owner and who keeps the keys.

  3. You sort the flats into showcases, like "For sale", "To let" and "New-build"; a flat can be in several.

  4. Your website shows the real portfolio in every language and the portals receive your flats and their changes.

  5. Every flat goes out on your Facebook and Instagram pages and on your Google Business Profile, with its key details.

  6. Your receptionist shows those same flats in the chat, with the link to their page on your website.

  7. You see how many days each flat has been on the market and how many get an offer.

What you need to get started with the portfolio

  • The file from your current program or a spreadsheet with your flats.

  • Reviewing and publishing the imported flats: they arrive as drafts.

  • Your accounts on the portals where you advertise.

  • Your Facebook and Instagram pages and your Google Business Profile connected.

Your website and your visibility

With Professional website, your website reads the real portfolio from BAI and every flat has its own page. With Search engine ranking, that page carries the property data Google understands, and with Your Google Business Profile anyone searching in your area sees you with your flats and your reviews.

Frequently asked questions about the portfolio

What if my file doesn't fit?

It recognises the export formats most used by the portals. If it doesn't fit any of them, it tells you so and imports nothing halfway.

Do I have to change my website?

No. A website of your own can read your portfolio from BAI just like the estate-agency template does.

What about the energy performance certificate?

Each flat keeps its rating, from A to G, on its record. BAI doesn't obtain the certificate.

Does it work for holiday lets?

Yes. Each flat marks whether it's short-term or long-term, and holiday lets have their own funnel: enquiry, availability, booked, occupied and completed.
