For a small estate agency, a sector CRM such as Inmovilla, Mobilia, Inmoweb or Witei brings the portfolio, portals and website from day one; a general-purpose CRM such as HubSpot is enough if all you need is customer follow-up. Choose according to your team, your portals and whether you want the website included.

The tools

Inmovilla

Inmovilla presents itself as a CRM and estate-agency software with a single paid plan, Full Edition, and a free trial. Its page describes a portfolio of properties, contacts, demands and sales follow-up, an estate-agency website with an editor, publishing tools and control of what is sent to portals, an administration area with invoices and receipts, and two-factor authentication at login.

The plan gathers users, properties and website into one fee: the page states up to seven users included, unlimited properties and fifty gigabytes of storage, at €79 a month or €790 a year, excluding VAT, and a fifteen-day free trial (source: Inmovilla, accessed on 2026-10-10).

It suits an agency that wants a sector program with website and portals in a single plan and several users. What to check before deciding: the page itself warns that it does not promise guaranteed publication, because each portal keeps its own requirements, so ask to be shown the publication on the portals you use. The page does not detail how your data is exported if you decide to leave, nor the notice periods for cancelling.

Mobilia

Mobilia offers a single plan with CRM set-up and a connected base website, a mobile app for iOS and Android, connection with property portals and the cadastre (Catastro), daily backup, home valuation, a virtual-tour generator and support by phone, email and remote control. Its page stresses that there is no limit on properties, customers or transactions.

The fee is €49 a month excluding VAT and includes one user; additional users have their own rate, which the page sets at €20 a month per user in the band of up to five users, and services such as domain, corporate email and SSL certificate are paid separately, as are extra space and extensions with third-party services (source: Mobilia, accessed on 2026-10-10).

It suits a small agency that wants to start with one user, have the website and the mobile app and grow in users. It is worth working out the cost with your real number of users, because the base fee covers only one, and asking which specific portals receive your portfolio: the page speaks of connection with portals without listing them.

Inmoweb

Inmoweb offers three plans that differ mainly in the number of users. All include unlimited properties and customers, portal gateways, property valuation, property contracts and a free website template; the website with your own domain and other extras have their own rate.

The plans cost €36, €59 and €79 a month excluding VAT, for one, three and ten users, with a discount if paid annually, and the cheapest is advertised with no minimum term; an additional user, mailboxes and import or export gateways are charged separately. The page makes clear that all prices exclude taxes and that VAT depends on where the company is based (source: Inmoweb, accessed on 2026-10-10).

It suits an agency that wants to choose a plan by team size and see the rate for each extra before signing up. What to look at: the total cost adds up the extras you need, and the page does not explain how your data is exported when you leave or what data processing agreement the provider offers.

Witei

Witei is a cloud estate-agency CRM with a free plan and three paid plans that grow in contacts, properties and users. Its plan table includes portal gateways, matching between contacts and properties, alerts for new matches, funnels, email and messages, and the estate-agency website is bought as a separate service with its own fees.

The free plan has limits on contacts and properties; the paid ones cost €25, €45 and €65 a month, and the website €19, €29 or €49 a month. There is no minimum term or cancellation cost, and a refund guarantee is offered in the first fifteen days; the page shows promotional prices this month and does not say whether they include VAT (source: Witei, accessed on 2026-10-10).

It suits anyone starting out who wants to try without paying, or an agency that prefers to grow in portfolio bands. Watch the limits: if they are exceeded, the page warns that you will have to upgrade the plan, and the cost of the website is separate from the CRM fee.

HubSpot

HubSpot is a general-purpose CRM, not an estate-agency program: its pricing page does not mention the sector. It offers a free CRM, with paid editions per product for teams that want more features, and its page lists free tools such as online forms, web hosting, a blog builder, an SSL certificate and training courses.

The free CRM costs €0 a month; the paid editions, from Starter to Enterprise, have other per-licence rates that depend on the product and the edition (source: HubSpot, accessed on 2026-10-10).

It suits an agency that only needs customer and opportunity follow-up and wants to start at no cost, or that already uses HubSpot in other areas; it is also useful for validating the agency's sales process before paying for a licence. What it does not cover on its own: since it is not an estate-agency program, the property record, publication on portals and the website with the real portfolio depend on what you build around it or on other tools.

Where BAI fits and where it doesn't

BAI Business is a management platform for the self-employed and small businesses: CRM, website, visibility on Google, AI receptionist, appointments, invoicing and team. For an estate agency, according to its solution sheets, it includes a property portfolio with owner record, keys and energy rating; separate funnels for winning owners, sales and lettings; demand matching that alerts whoever fits, only if they gave their permission; and a website that reads the real portfolio. Its receptionist answers calls and messages and leaves everything in the record.

It fits if you want the agency's CRM, website and visibility in one place. It doesn't fit if you are looking for a program that is exclusively for estate agencies with a specific network of portals already integrated: that is confirmed on the call with the portals you use, and if another program on this list covers it better for your agency, choose it.
